101 North Queen

101 North Queen is a mixed-use redevelopment project anchoring the corner of Queen and Orange streets in the heart of downtown Lancaster.

101 North Queen

An adaptive reuse of the long-vacant Bulova Building, this project included the renovation of over 200,000 SF of manufacturing space into a mix of modern retail, office and residential space.

Providence provided design for significant façade renovations, including the removal of large portions of brick to be replaced with a storefront curtainwall system. As a result of the façade renovations, the re-establishment of the lateral force resisting system was integrated into the design of two new vertical access cores.

Providence also provided significant infill renovation, including new floor openings for stairs and elevators, exterior wall and roof reconfigurations to accommodate 4th floor balconies, and the addition of a ramp for 1st floor parking access.
